Description

This course empowers Georgia brokers to guide their licensees through the layered structure of real estate contracts, exhibits, and amendments. Participants will explore how legal documents interact, which terms prevail when conflicts arise, and how to supervise proper sequencing and file compliance. Using GAR forms and real-world scenarios, brokers will strengthen their contract literacy to reduce risk and better protect clients. Objectives: By the end of this course, participants will be able to: Explain the hierarchy of contractual documents used in Georgia transactions and distinguish which takes precedence in conflicting terms. Identify when and how to properly attach, interpret, and enforce GAR exhibits and special stipulations. Apply best practices for managing amendments in a compliant timeline and order, ensuring clean files and lawful changes. Diagnose potential conflicts or risks in a sample contract package involving exhibits and amendments. Construct a file checklist for brokers to use when reviewing executed agreements for compliance with GREC rules.
